Our Processes

Standard Construction Contract

Our Standard Construction Contract process is best suited for clients who already have drawings for their project and are ready to move forward with J. Lane Construction for their project. We will take the drawings, estimate the project cost, and then move into a construction contract. We will then submit for permits, build the project, and get you your certificate of occupancy!

Conceptual Phase then Design-Build

Our Conceptual Phase is best suited for clients who are in need of the development of a floor plan and MEP narratives. (sometimes we include an exterior elevation as needed). This process greatly helps get things started without a large financial commitment. We say that the Conceptual Phase accounts for about 10-15% of the Architectural process and it provides enough information for us to prepare a Design-Build Contract. After we have the Design-Build Contract, we will then move forward with finalizing the project drawings, then submit for permits, build the project, and get you your certificate of occupancy!

Design then Build

Our Design then Build process is good for clients that are ready to make the leap into the project starting with a Design Contract which is a portion of the whole Design-Build process that encompasses FULL Construction Drawings ready for permit. We then price out those fully complete drawings and sign a Construction Contract for the remainder of the project!

Let me explain what it’s like working with us and what you can expect from us before, during, and after your project:

We are a team of highly trained construction professionals that have a passion to see your project come together seamlessly. You will have direct access to your project manager at all times. Your PM will be able to answer your questions and will be your main point of contact. We also have a dedicated field staff who will provide Daily Logs every day on your project showing you who was on site, a detailed description of what happened that day with photos of our progress, a look ahead schedule, upcoming items, and lots more!
We have a culture that communicates heavily, honors everyone, watches our tone, adheres to our quality standards, we are honest, we keep our job sites clean and in order, we don’t use profanity, we utilize technology heavily, we are responsive, and we are passionate about construction.

We have an office near the San Marco area (ask us for this address) as well as our main headquarters on the 8th floor of the Riverplace Tower: 1301 Riverplace Blvd #800 Jacksonville, Fl 32207

How many years have we been in business?

J. Lane Construction was born in March of 2014.

What is our license number?

Our Florida State Certified General Contractor License number is #CGC1527519 

Are we fully licensed & insured?

Yes.  We hold business licenses in the county's that we complete projects in as well as fully adequate general liability insurance and workers compensation.  All this paperwork will be made available to you upon your request. 

How many employees do we have?

We are a smaller company when it comes to "in-house" employees.  This in turn keeps the overhead costs very low and enables us to offer a competitive price in today's market.  We have a solid team of amazingly talented tradesmen and project managers that have been working with us for years to accomplish our projects. 

What is our typical project size?

Our projects typically range from $150,000 - $100,000,000+.  We generally don’t take on projects less than $150,000.

What areas do we work in?

Most of our work is based in Florida, but we are willing to travel.

Can I get a project price without construction drawings?

We will need a set of construction drawings to provide final pricing for your project.  However, we offer Design-Build and Pre-construction services and can take your project from your concept through final inspection and C.O.
